BLOG ASSIGNMENT #2


Task #1

Private restrictions on real estate are limitations created by land owners or developers. These limitations can include covenants, conditions, restrictions (CC&Rs), liens, easements, encroachment, and adverse possession.

What happened in real life for “Private Restriction on Real Estate”? 


Most people usually have to work hard to save money to pay back their mortgage loans on their houses, but one Florida man do not. Thanks to the “Adverse Possession law” that allows individuals to acquire title to land they do not own because they have openly possessed it for a statutory period of time.

Barbosa is living in the mansion for free. The law states that someone can move in to an empty home and claim the title as long as they stay for 7 years, pay property taxes and hope the owner forgets about the home.


Task #2


Public restrictions on real estate are encumbrances created by a public authority. These public restrictions on real estate include property tax, power of eminent domain, police power, the comprehensive general plan, zoning, building codes, subdivision regulations , and escheat.

What happened in real life for “Public Restriction on Real Estate”?


One day, government bulldozers showed up on Virginia resident Dale Swanson's yard attempting to take back some property that had been in her family for 200 years, citing the power of eminent domain.

Government can acquire property for public use by the law called eminent domain that can let government has a power to get in and take the land they want. However, after they began construction, they abandoned her yard, leaving thousands of dollars of damages. In that situation, landowner can sue for just compensation if he/she feels land value has decreased due to a government action.

BLOG ASSIGNMENT #1






Task #1

My name is Yu-Ming Hsu. I was born and raised in Taipei, Taiwan. I am a MSA student and plan to graduate in this Fall.


One thing I always like to do is listening to music. Listening to music will help me to release my stress. Some sports that I interested in are swimming and paying badminton. I learned how to swim when I was four years old. Playing badminton is the most interesting thing for me because it allows me to have many great time with my friends.

After completing my degree in UTA, I then hope to enter a large-scale accounting firm, where I will audit corporations or organizations as I strengthen my understanding of the practical implementation of accounting systems and methods. I also hope to improve my computer skills, especially my ability to apply calculation software. Working for one of the four major U.S. accounting firms will allow me to develop a broad perspective from which to successfully develop consulting skills for a wide range of business.I will then transfer to Taiwan to work in one of the leading accounting firms before opening my own firm with equally driven business partners. 

After taking this class, I hope I can acquire the knowledge of real estate in real world and know how to use financial analysis tools to invest money in right places.

Here are things I hope to accomplish in my lifetime:     
Skydiving.
Travel around the world.
Learn to play tennis.
Become fluent in Japanese and live there for two years.
Learn to ski.
Learn to play my favorite songs on the guitar.

Task #2


Taipei 101, formerly known as the Taipei World Financial Center, is a landmark skyscraper located in Taipei, Taiwan. It was ranked the world’s tallest building from 2004 until the opening of Burj Khalifa in Dubai in 2010.





The greatest job in this building is that the engineers designed a 660 tones steel pendulum that serves as a tuned mass damper and also makes it to be the largest damper spere in the world. Suspended from the 87th and 92th floor, the pendulum swings to offset movements in the building caused by winds and earthquake.



In 2005, the countdown fireworks was first held at this building. Since then, going to Taipei 101 will be the most popular events to celebrate new year.
